A little water can creep in un-noticed at a panel joint, behind an awning rail or awning skirting rail. You would be oblivious to this perhaps for a year or two, only detecting it when you notice the damp smell of rotting panels or wall board that has become ‘squishy’. By then it requires major repair: e.g. replacing a wall board rather than just re-sealing behind a rail!
